New life in Grafenschachen: OSG is building modern terraced houses and bungalows

The Oberwarter Settlement Cooperative (OSG) recently announced the start of a new construction project in Grafenschachen, which is intended to create fresh living space in the region. Under the direction of architect Martin Schwartz, construction work began on the first terraced house project in the community, which represents an important step in the development of modern living concepts. OSG chairman Alfred Kollar expressed himself positively about the current developments and the plans that will be realized in the coming months.

Two modern, two-story terraced houses and two stylish bungalows will be built in Grafenschachen in the next few months. These new living options offer generous living spaces between 130 and 145 square meters and will be equipped with terraces, private gardens and garages or carports. In order to meet contemporary sustainability standards, efficient air source heat pump heating and photovoltaic systems for environmentally friendly energy will be used.

The vision behind the project

The mayor of Grafenschachen, Marc Hoppel, commented on the project with the words: “We are convinced that these modern terraced houses will offer the perfect space for life and well-being.” Well-thought-out living concepts and spacious floor plans create an attractive alternative to traditional single-family homes that will appeal to many families.

The OSG already has a lot of experience with successful residential projects, as the example of Markt Neuhodis shows. The first modern bungalows were handed over there in 2022, which led to further construction phases due to the high demand for affordable housing. The first two construction phases have already been completed with great success, and a third step is currently being prepared to create an additional seven bungalows.

These new bungalows offer two bedrooms as well as sunny terraces and private gardens, and are particularly suitable for those who value a modern, sustainable and affordable home. The construction costs amount to 269,000 euros, with a financial support contribution of between 44,000 and 49,000 euros being made available. The monthly rents are realistic and attractive at 661 euros.

Future developments

The start of construction for the current project in Grafenschachen is planned for spring 2025. Those responsible have already ensured on site that preparations for construction are running smoothly. “All houses are handed over turnkey,” explained Kollar, emphasizing that the units are equipped with an air-water heat pump for heating and hot water preparation as well as individual photovoltaic systems to ensure the energy supply via solar power.

The project represents a significant step forward in creating housing in the region that meets the needs of residents and is attuned to modern lifestyles.
