The residential area in detail

The "Kaiserallee residential area" is designed to create a modern and livable living atmosphere. According to the livin.at, attention was paid to the arrangement of the buildings in order to create traffic -free open areas. These freedoms are designed differently in order to promote identity and orientation. Central foot and cycle paths run through the entire quarters and guarantee good accessibility.

The development comprises three -storey residential buildings with arcades along the country road and thus ensures attractive living situations. In the southern zone, a flat -compressed design is realized, which includes a maximum of two floors. Here, double houses and angled row house types are created here, which offer a high privacy. Covered outdoor terraces complement the southern buildings, while the building heights are graded and fall from north to south.

spatial planning and sustainable development

The development of the residential area is in line with the goals of sustainable spatial planning in Austria. The ÖROK has published outstanding examples of spatial development that serve as a source of inspiration. Among other things, the reactivation of vacancies and regional development programs that can flow in the scope of projects such as the “Kaiserallee” residential avenue are discussed.

With these concepts, not only living space is created, but also promoted the mobility and quality of life of future residents. The district could therefore be considered a prime example of future -oriented spatial planning in rural areas and contributes to the fulfillment of the requirements of a modern society.

Overall, the upcoming groundbreaking for the “Kaiserallee Grafenstein residential area” shows how well thought -out planning and innovative concepts can create an attractive living environment. The active integration of the residents and the consideration of sustainable principles could become a model in the region.
