Real estate prices in Lower Saxony show a remarkable upward trend! In the third quarter of 2024, the prices for used homes rose by two percent compared to the previous year, while condominiums were even five percent more expensive. Only the row houses remained behind the market prices of the past year and recorded a decrease of two percent. These new figures are the result of a current analysis of the Empirica Institute for the LBS Nordwest, which examines the developments on the real estate market in detail.
"The gradually sunken building interest rates have caused an increase in demand and thus driven the prices upwards," emphasizes Jörg Münning, CEO of LBS Nordwest. The regional differences are considerable! In Hanover, the pulsating state capital, the average offer price for single -family houses is a proud 627,000 euros - a huge increase in twelve percent compared to the previous year. In Salzgitter, on the other hand, only about half costs used homes, with an average price of 312,500 euros.
Price comparisons and extremely different offers
The investment pressure is noticeable in many places: While condominiums in Hanover achieve a price of 239,000 euros, the prices for row houses and semi -detached houses remain at 433,500 euros, which means a slight decline. In contrast to this, property prices in Salzgitter and Wilhelmshaven are significantly lower - these cities offer the most attractive prices. If you are looking for a home in Holzminden, you can even find it from 189,250 euros, but an increase of eight percent has also taken place compared to last year. On the other hand, the row houses and semi -detached house halves in the Northeim district with an average price of only 133,000 euros in the last places in the price list.
