Dock expansion made easy: new regulation without permission in Augsburg!
With the entry into force of the changes in the Bavarian Building Regulations (BayBO) As of January 1, 2025, citizens in Augsburg are open to new opportunities for attic expansion. In the future, planned extensions of attic, including the construction of dormer, will only have to be displayed if the outer shape of the building remains unchanged. This means that the expansion is carried out without procedures as long as the construction project does not bring any changes to the external form of the building. If there is no feedback from the building authority in the 14 days after the display, the expansion can begin. This innovation is based on a change in Art. 57 Para. 1 No. 18 of the Bavarian Building Regulations.

The goal of this reform lies in reducing bureaucratic effort and facilitating housing construction. Builders receive more flexibility and the processes are accelerated. However, it is important to note that all legal requirements of the BayBO must continue to be observed, including the submission of all necessary planning documents such as fire protection and stability evidence as well as compliance with the building energy law.
The responsible building inspectorate has the option of checking compliance with these requirements during the construction. In the event of a change in the external form of the building, a building application at the building regulations office is required, which can also be submitted digitally via the website of the city of Augsburg.
