Increase in rental disputes in Salzburg: What is behind it?
In Salzburg, the number of arbitration applications in 2024 has reached a worrying increase of around 40 percent. While around 80 applications were still submitted in 2023, there were already over 110. Dagmar Steiner from the residential service of the city of Salzburg said: "It is not entirely clear to us how the increase explains. Perhaps there are still cases from the Corona period or that many deposits are no longer paid back to the tenants." The most common issues concern deposits and the review of rent. In 2024, 53 corresponding matters were treated, of which no agreement was only reached in four cases and the parties to the dispute went to court. In order to relieve the important arbitration board, an additional position will be introduced from May 2025, as Orf Salzburg reported.
cost explosion at the rental market
At the same time, a current study by the German Institute for Economic Research (DIW) shows that the housing market in Germany is affected by a drastic increase in rental prices, with an employee who will increase rental prices in most cities. The investigation predicts that the rental increase in 2024 will still record many cities in which there are hardly any vacancies. According to the DIW, the vacancy is sometimes below one percent, which further increases the pressure on tenants. These facts illustrate the tense conditions for prospective tenants who have to descendably despair in a market that has been polluted by deposits and rising rental prices, such as Deputy. Both reports underline the urgent need to address the challenges for both tenants and landlords in a tense housing market. Whether by arbitration or government interventions -the measures of the responsible bodies will be crucial to smooth the waves on the rental market and to find a solution to the increasing disputes on the subject of rental deposit and interest.
