housing market and construction prices

The situation of the housing market in Germany remains tense, especially since the Russian attack on Ukraine. The increased interest rates and construction costs have significantly more difficult to build housing, such as "https://www.bmwsb.bund.de/webs/bmwsb/themen/stadt-wohnen/wohnungswirtschaft/fakten-wohnungsmarkt-node.html"> bmwsb.bund.de Despite these challenges, the Federal Government has taken measures to support housing and the construction industry. A positive trend has been shown in the reduction in construction interest since the end of 2023.

In the 4th quarter of 2024, prices for the construction of new residential buildings increased by about 3.1 % compared to the previous year. This indicates a revival of the market, which is proven by an increasing number of new mortgage degrees. In 2023 the housing construction had a share of 57 % of the total construction volume, which represents an increase compared to 52.6 % in 2009.

social housing and vacancy

Another important aspect is social housing in Germany. In 2023, 49,591 residential units were funded, which corresponds to an increase of 21 % compared to the previous year. Nevertheless, the total number of social rental apartments, which was around 1.07 million at the end of 2023, shows a decline of 18,000 apartments compared to the previous year. The offer rents vary greatly depending on the region and are tend to be higher in growing metropolitan areas.

In addition, according to the census, there was around 1.9 million empty apartments in Germany on May 15, 2022, which corresponds to 4.5 % of the total housing stock. The property rate was 43.7 %in 2022, but there are regional differences that complete the image of the housing market.

Overall, the development of the housing market shows that despite the challenges of geopolitical events and economic uncertainties, new impulses are set in both Austria and Germany in order to promote housing construction. The impending press conference of Statistics Austria will offer further insights into this topic and illuminate current developments.
