Seestadt Vienna: New construction projects in the north despite challenges
In the Seestadt Donaustadt there is great progress in the construction of new residential projects, especially in the Seecarré in the north. However, despite this development, there are some delays due to existing requirements. In particular, the connection to the city street and the S1 bridge, which are important for the growth of Seestadt, represents a significant challenge.
The first residents moved into this modern district around ten years ago, and now around half of Seestadt has already been completed. The Seecarré housing project was presented in a press conference attended by, among others, Housing Councilor Kathrin Gaál (SPÖ) and Gerhard Schuster, board member of “Wien 3420 aspern Development AG”. This project pays particular attention to green spaces, subsidized housing and the needs of single parents. The competition to award construction contracts starts in November.
Construction delays due to road connection
A crucial point for construction in the north is the so-called environmental impact statement (EIS). This states that the construction sites in the north may only begin work once a connection to the city road and the S1-Brasge has been created. “When you bring so many people to one place, you also need appropriate access roads,” said Gaál, describing the background.
In fact, the city street is under construction, but the completion of the S1 span is still up in the air. Interestingly, however, the development company Vienna 3420 has submitted requests for changes to the EIA process. Fortunately, these were decided in favor of the construction projects. Schuster confirmed: “With this decision, some projects can now be implemented in the north.”
Future completion
According to the current status, the west junction of the city road will be completed by the end of 2026, which should then enable work on the Seecarré to begin. For the other construction projects in the north, however, it remains important that the S1 span is implemented promptly.
Inadequate road connections also have consequences for the economic development of the Seestadt. The original plan was to create around 10,000 jobs, but so far only 5,000 have been created. "With the new section, we hope to alleviate some of the problems, as a recycling center and other commercial uses are also being planned here. But that is only a small part. Further large settlements will certainly only be possible after the entire road network has been completed," added Schuster.
