Price reductions for single-family homes: This is how cheap living in Styria is

To the delight of many buyers, real estate prices in Styria are showing a positive development: in 2024, the costs for single-family homes will have fallen by around 3.0% on average. The new average price is now 265,219 euros. This makes Styria the second cheapest federal state in Austria when it comes to single-family homes.

The decline is particularly noticeable in the lower price segment, where the maximum price fell from 160,000 euros to 155,000 euros, a decrease of 3.1%. In the upper price segment, prices even fell by 4.0%, with the minimum price falling from 375,000 euros to 360,000 euros. This development makes it more attractive for many Styrians to live in their own home.

Price development in cities

The state capital Graz has also seen a significant decline in property prices. On average, a price of 474,129 euros is paid here, which corresponds to a decrease of 29,963 euros or 5.9%. There were also notable declines in the surrounding cities: in Weiz the average price fell to 226,277 euros, which corresponds to a decrease of 18.6%. Voitsberg and Murtal followed the trend with declines of 13.2% and 18.9% to 217,543 euros and 175,739 euros.

However, not all districts are affected by this price decline. Real estate prices in the Graz area increased by 2.7% to 346,196 euros, above the previous year's level. In the Liezen district, prices also rose slightly by 0.8% to 345,676 euros. Real estate prices rose particularly sharply in Deutschlandsberg, where the price rose to 286,234 euros, which corresponds to an increase of 12.0%. In addition, the Murau district recorded a new record price with an increase of 45.6% to 251,239 euros.
