Price increase for rental apartments: Carinthia leads the ranking

Rental prices in Austria are on a remarkable upward trend. According to an analysis by “ImmoScout24”, the asking prices for apartments have risen in almost all federal states, with the exception of Styria and Upper Austria. The strongest increase was recorded in Carinthia, where rental prices rose by a whopping 16 percent.

In Carinthia, the price per square meter fell from 12.2 euros to 14.1 euros, while the average rent for a 70 square meter apartment remains under 1,000 euros. Compared to Tyrol, where rental prices increased by 11 percent and the price per square meter reached its highest value at 20 euros, Carinthia shows a remarkable price development.

Price development in the federal states

Vienna is one of the most expensive regions, with rental prices increasing by 11 percent to 19.2 euros per square meter. The Donaustadt district is particularly hard hit, with an increase of 25 percent, where rents have risen to 21.8 euros per square meter. There was also a significant increase of 24 percent in Alsergrund. In the cheaper regions such as St. Pölten, Graz and Eisenstadt, rental prices are significantly lower and start at around 12.8 euros per square meter.

Owners in Salzburg and Vorarlberg also benefit from higher rental prices, which rise to 18.3 euros and 18 euros per square meter respectively. In Burgenland and Lower Austria, rental apartments are comparatively cheap at 12.5 euros per square meter.

In Styria, however, there is a decrease in rental prices. Here prices fell by 2 percent to 12.4 euros per square meter, while in Upper Austria there was a slight decrease of 1 percent to 11.5 euros per square meter.

Increasing demand

In addition to the price increases, there is also an increase in demand, particularly in Styria with 35 percent and in Vienna with 29 percent. This higher demand is identified as the driving force for the price increase, as the Austrian boss of ImmoScout24, Markus Dejmek, explained in a recent statement.

A total of 135,000 offers were evaluated for this analysis and reflect a clear trend towards rising rental prices in most parts of Austria, while stability or even a decline in prices can only be observed in a few regions.
