Feldkirchen: New residential project fails on the municipal council

In Feldkirchen, a failed plan ensures a new residential area on Jahnstrasse again for excitement in the municipal council. The investor Alexander Hofmann von Baywobau recently presented his revised plans, but the local council did not agree. This is not the first time that Hofmann encounters resistance with ideas, even though he has observed the requirements of the community.

The clashes began in July when Hofmann presented his original designs for the meadow between Jahnstrasse and Friedensstraße. After the first reporting and the flowing criticism, he was asked to create more living space. Mayor Andreas Janson made it clear that there was an urgent need for living space and called the area "the last big green in Feldkirchen". Therefore, a sensible development should take place.

To meet the requirements, Hofmann and his architect Michael Winkelmann had planned ten houses with a total of 160 apartments. Compared to his first proposal, he reduced the number of 60 apartments and emphasized that the new number of storeys (GFZ) of 0.23 was extremely low, which is approximate in the region. According to the requirements, the green areas were also enlarged. The plan also included the establishment of a daycare center and should be barrier -free and free of traffic.

However, this new draft came across criticism from several municipal council members. Christian Wilhelm from the SPD expressed concerns that planning was too massive compared to the surrounding development. His group colleague Verena Claudi-White questioned the height of the buildings and described the planned four- and five-storey buildings as unsuccessful. Other members of the Council also expressed similar concerns about the infrastructure, which is not sufficient for the planned number of apartments.

Investor representative Hofmann could not understand the arguments of his critics and pointed out that a five -storey building with a flat roof effectively only results in the equivalent of four floors. His conviction was that his team had complied with all the requirements and that it was economically necessary to plan such heights in order to keep the costs in the framework.

Building director Martin Schmidt-Roschow was positive about Hofmann's proposal and emphasized that the planned living space was in line with the preservation of the green areas. Some municipal council members also supported the designs, in particular the CSU parliamentary group, which originally proposed a five-storey building, but now refrained from this requirement.

The mood in the local council remained tense, and ultimately the draft was rejected with 9: 9 votes, which indicates the split opinion in the meeting. A decision of 11: 8 votes, on the other hand, said that the fifth floor may only be carried out as a flat roof.

The debate about development in Feldkirchen remains tense, and the future of plans for the area between Friedensstrasse and Jahnstrasse is uncertain.
