Real estate prices on the German North and Baltic Sea coast recorded an increase again in the first quarter of 2025. In contrast, the East Frisian Islands report an average square meter price of 8,743 euros, which, however, shows a decrease of 2.9 percent. The cheapest properties can still be found in the Wesermarsch district, where the square meter price is only 1,833 euros.

Baltic coast: cheaper prices and high demand

On the Baltic Sea coast there is a similar picture, whereby the Fischland-Darß-Zingst peninsula is the most expensive region with 4,450 euros per square meter. Cities such as Rostock (3,730 euros) and Usedom (almost 3,600 euros) also record comparatively high prices here. The first analyzes also show that in the district of Vorpommern-Greifswald, real estate prices of almost 1,600 euros per square meter are achieved, which makes this region the cheapest on the Baltic Sea.
