Innsbruck: New guidelines create access to city apartments from 2025

The city of Innsbruck has taken a significant step to facilitate access to urban apartments. From June 2025, the required main residential duration, which was previously five years, will be shortened to four years. This decision was announced in a press conference in which new criteria for the allocation of city apartments were also presented.

As part of these changes, the load limit for the net family income is also reduced. In the future, only 33 percent of the income for rent may be applied instead of the previous 40 percent. Vice Mayor Georg Willi, responsible for the residential department, also emphasized that people without permanent residence permits who live and work in Innsbruck in the future also have the opportunity to apply for a city apartment, provided they have a residence permit with labor market.

Mayor Johannes Anzengruber explained that these changes are under the motto "modernization". With the introduction of a point system and an online platform, the allocation of transparent and efficient is made. In addition, the so -called "Innsbruck residential ticket" is introduced, which is intended to increase flexibility in the event of changing apartments. Around 17,000 apartments are currently available in Innsbruck, while around 2,000 people are on the waiting list for a city apartment.

These new guidelines are intended to open an opening to the “strong center in society”, as Benjamin Plach from the SPÖ, club chairman of the housing committee, found. He sees the measures an opportunity to give more people on the waiting list for city apartments. The city administration intends to continue working more closely with non -profit housing agents and to create more student homes to further relieve the housing market.

In addition, the topic of the vacancy was levy. Vice Mayor Willi emphasized that the state of Tyrol is required to make legal changes. The declaration of vacancy is currently working on the basis of the owner's self -disclosure, but Willi called for a binding regulation to ensure more transparency and efficiency. He found that only 50 declarations of vacancy were received from 7,000 unused residential units recorded in 2023, which indicates an existing problem.
