Carinthian dream of your own home: 61 % would like more space!

In the context of the Carinthian real estate market, the current living study 2025 of the opinion research institute Integral shows that the desire for property among the residents of the region is unbroken. According to the study, which is dated June 27, 2025, 61% of the Carinthian would like to live in their own home, which represents an increase of 8 percentage points compared to the prior survey. Michael Koren, board member of the Carinthian Sparkasse, emphasizes that this need for security and stability in the population is particularly pronounced. In addition, 84% of the respondents are satisfied or very satisfied with their current living situation.

The satisfaction of the Carinthian with their living situation is based primarily on the situation and the quality of living, which 46% of those surveyed consider positive. Nevertheless, 47% express dissatisfaction with living and energy costs, and 37% are dissatisfied with the general sustainability of their residential buildings. Another remarkable result is that 37% of the respondents plan to change in the next ten years, whereby a clear trend towards rural areas is recognizable.

Carinthia recorded 3,850 registered real estate transactions in 2024 in terms of real estate market, which corresponds to a decline of around 10% compared to the previous year. Paul Perkonig, specialist group chairman of the real estate and wealth scatterer in the Carinthia Chamber of Commerce, emphasizes the need for investments in infrastructure and renovations.

The demand for affordable living space is a central topic, especially in rural areas. In the discussion about the future orientation of the housing market, it is clear that incentives for residential construction have to be created for both investors and potential residents.

The construction activity in Carinthia shows ambivalent developments. While in 2023 there was a slight increase in construction activity compared to 2022, a drastic decline of 60% is predicted to only 800 new residential units for 2025. These figures come from the 1st Austrian new building report of the specialist association of real estate and wealth scales in the WKO.

So far, around 2,000 new residential units have been expected for 2023, with 70% of these units being condominiums. The combination of high construction and financing costs, tightened credit guidelines and lengthy dedication procedures contributes to the tense situation on the housing market. In addition, funded rental apartments in Carinthia are comparatively rare.

The average residential area has dropped to around 73 m² since 2022, and prices for property developers have increased by 1.4% to around 398,000 euros. Average square meter prices in Carinthia have also increased with 5,926 euros, which means an increase of 13.6% from April 2023 to March 2024.

Although there is a high proportion of newly built condominiums, the dominance of the commercial developers is clear: they make up 79% of the new residential units. Political measures to promote residential construction are urgently required to counter the challenges of the market.
