Eilenburg's Schlossberg: Plans for medical center fail, new concept planned!
Eilenburg has always dealt with the topic of health center in recent years, but the construction of a medical center, which has long been avoided, has now been abandoned. The investors Wincon realmobilien and raphaelis have changed their plans and instead want to realize a project for assisted living on the site of the Schlossberg.
The decision not to build the medical center is due to several factors. According to Achim Haas, Managing Director of the Society for Local and Company Consulting, the combination of increasing construction costs and a lack of interest in tenants has made it difficult for the original concept over the years. "The planned mix of medical practices, pharmacy and more was the idea of the wish," he said on request. "Unfortunately, this is not possible." Alternative projects, such as a palliative center, could not be implemented.
35 units Supervised living
The new concept provides for a total of 35 residential units for assisted living. In addition to eight living rooms, community areas, nursing and social rooms are also to be created on the ground floor. The upper floors offer further units, whereby the tenants can mainly move around around 50 square meters of two-room apartments. According to Stephan Jähn, there is currently no information on how high the rents will ultimately be.
Planning for the building in wood-hybrid construction has progressed. Jähn emphasized that this construction is both energetically advantageous and enables the project to be implemented rapidly. A building application should be submitted to the city by the end of 2024, and the administration will check whether the new plans in the city council must be treated.
Ralf Scheler, Mayor of Eilenburg, expressed understanding of the changed plans, but shows that disappointment also resonates. "Of course we are disappointed. After all, we have pursued other goals here for years," he said. However, the focus of investors on assisted living shows that one is still interested in improving the quality of life of the citizens in the city.
The possibility of establishing such an institution in Eilenburg could be interesting for many seniors who rely on support. Future residents can fall back on existing partner structures of Wincon and Raphaelis, such as the successful project at the Lindenau port in Leipzig, where similar units can be found. There the rent for a 41 square meter apartment is 720 euros including ancillary costs plus additional fees for support.
Future development in the field of assisted living is definitely pursued carefully, as this plays a central role in the urban planning of Eilenburg.
