The rising real estate prices in Frankfurt make many potential buyers look for for alternatives in the surrounding area. The expert committee for real estate values reports that the square meter price for condominiums in the first half of 2024 was an average of 5330 euros, a slight increase compared to 5250 euros in the previous year. These prices are still high, which many moves to look around in surrounding places, even if they have to commute to Frankfurt every day.

Offenbach, Dreieich, Neu-Isenburg and Bad Vilbel follow the list of attractive locations.
For larger 120 square meter apartments, the list of rewarding pendulum locations is expanded to 33 out of 35 municipalities, whereby Langen, Offenbach and Dreieich are back at the forefront. However, the calculation for car pendulum traffic hits in a different direction: Here the purchase in Offenbach, Neu-Isenburg and Maintal proves to be particularly profitable for 70 square meter apartments. In the case of larger units up to 120 square meters, the pendulum costs in 19 cities still have a positive yield compared to the purchase price.

In these cases, the study shows that the savings of the far lower purchase price of the apartments in the 35 municipalities examined brings significant advantages compared to the pendulum costs. In the case of 70 square meters in 32, the pendulum ratio is advantageous in 32.
