Water damage delay in: Problems in the new social building in Marktheidenfeld
A new social building is being built on the birch trees in Marktheidenfeld, the completion of which is delayed by unexpected water damage. While around 16 of the 25 apartments have already been moved into, eight apartments are still empty. These delays raise questions about how quickly the renovation work can be promoted. The building manager Andreas Burk and his colleague Jutta Neckermann provide information about this and explain which damage has occurred in the three past few months.
The first problem occurred around the turn of 2023/24 when rainwater entered an apartment through an open balcony door. The damage was only noticed when the construction work started again in the new year. "When water is in an apartment for a long time, it is looking for its way," explains Neckermann. The persistent water entry led to walls opened, screeds dismantled and cement fills dried and partly replaced.
The challenges in the renovation work
The situation worsened when a second water damage occurred in early summer, when valves entered other apartments due to not properly born and partly dripped into the units underneath. This incident was particularly painful because the affected apartments were almost ready to move into. The expert found that large parts of the floors and walls had to be replaced.
The renovation was carried out under the direction of a company specializing in water damage, while the original craft businesses, which were responsible for the floors, drywall and other work, took over the reconstruction. "The biggest challenge is to coordinate these various work, it is real handicraft work," says Neckermann, describing the situation. Your assessments of a possible completion date are unsure because unexpected delays often occur.
"We accelerate", Burk assures, but it is often the case that schedules cannot be met due to sudden illnesses of workers or delays in delivery. However, as soon as an apartment is ready for approval, it will be announced immediately. In one of the apartments of the second water damage, only a few baseboards are missing before the move -in there would be possible.
The final renovation process depends entirely on the expert who controls whether the apartment is free of moisture or mold spores. "This review is necessary so that we can protect ourselves legally," explains Burk. The insurance costs are covered by the insurance because no person responsible can be determined. Nevertheless, the city of Marktheidenfeld will have to carry the financial failure through the unmountable apartments.
