Tyrolean housing market: prices rise, sales decrease - a review of 2024
In the first half of 2024, the Tyrolean housing market shows a remarkable development. After the record prices of the previous year, the market calmed down somewhat after the national average prices have fallen. A comprehensive analysis of the Remax study brought out interesting findings that illuminate the shifts in the sales behavior of the apartments.
A total of 1,788 apartments changed hands from January to June, which represents a decline of 13.9 percent compared to the previous year. This is the lowest sales status since 2014 when less than 2,000 transactions have been registered. The decline in sales also has a massive financial impact: With a total sales of 609 million euros, the real estate market in Tyrol has a minus of 127 million euros, but remains in second place behind Vienna.

Most transactions took place in the Innsbruck-Land district, where 395 apartments were sold, which means a slight decline of 4.4 percent. In comparison, Innsbruck himself experienced a stronger decline: With only 368 apartments sold, the state capital fell to second place, which corresponds to a minus of 22.9 percent. The districts of Kufstein, Schwaz and Kitzbühel followed with 290, 253 and 179 units sold. Kitzbühel in particular had to accept a drastic decline of 31 percent, which could at least temporarily affect the attractiveness of this region.
A striking price increase can be found in some Tyrolean districts. In Kitzbühel, buyers have to put an average of 480,000 euros on the table for a typical apartment, which corresponds to an increase of 14.3 percent. This helps Kitzbühel to defend the title of the most expensive district outside of Vienna in 2024. The Landeck district is now in second place with a price increase of 33 percent and an average price of 340,000 euros, Innsbruck can also assert itself to 331,000 euros with a price increase, despite a decline of 9.9 percent in the sales area.
in Kufstein, prices are 314,000 euros, while they fell 4.1 percent in Innsbruck-Land and are now at 308,000 euros. Schwaz and Reutte show an interesting picture of where the prices are almost identical: in Schwaz they fell by 15.3 percent to 258,000 euros, while in Reutte there is an increase of 13.6 percent to the same amount. Despite most price increases, the average price for apartments in Tyrol is 307,000 euros, which is a decrease of 3.7 percent.
