Future of the former Kika branches: Innovative usage concepts in planning

After the closure of 23 Kika/Leiner branches in the summer of 2023, the plans for the use of the vacant properties are still in the stars. The genesis of new usage concepts depends on the approvals of the respective communities. The Graz real estate developer Supernova acquired the KIKA/Leiner furniture store from the Signa Group in May 2023 and plans to use appropriate conversions. The fates of the 17 still open locations will be decided as part of the renovation procedure by mid -2025.

in Villach, Supernova has already started planning a new project for the closed Leiner branch. "We are developing the project in coordination with the city," said spokesman Michael Slamanig. Details of use are not yet final, but part of the area should offer commercial areas. The upper floors could be available for other uses.

developments in XXXLutz

The XXXLutz Group took over eleven former real estate from Kika/Leiner, including locations in cities such as Amstetten and Steyr. "Subsequent use is now being discussed," said XXXLutz manager Thomas Saliger. It is still unclear whether registration with the Federal Competition Authority (BWB) is necessary.

In another part of Austria, a multifunctional building will be created from a former Kika branch in Feldbach. An entrepreneur has acquired the property and is planning a PV system and the continuation of an existing sports shop. At the same time, the question remains what should happen to the Kika branch in Liezen, which could now have been resold to a new owner.

in Imst, Tyrol, the "AUPARK Center Imst" will be created on an area of 15,000 square meters, which should include shopping and offices. The Kika locations in East Tyrol and Wörgl also went to XXXLutz. In Saalfelden, Salzburg, a former Kika location was converted into a shopping center, but not without prior controversy in the community. The decision was made in favor of the project with a narrow majority, which, among other things, provides for a Lidl and rooms for local clubs.

In Eisenstadt, a gym was integrated into the former Kika branch, while the remaining areas are intended for gastronomic and retail use. In Upper Austria, local investors have acquired the Leiner property in Linz with plans for apartments and office space; However, a corresponding building application is still pending. A multifunctional center will be created in the former kika in Aurolzmünster.

The fates of the former Kika locations are very different and are in different stages of the transformation. A clear trend towards conversion is noticeable, but many details remain unclear. For more information about the developments in this area, see the article on www.kleinezeitung.at .
