Stralsund: New residential area takes shape - first construction phase started!

In ** Stralsund ** It all about an exciting new construction project: The first six single-family houses have now been completed, and some families have already taken the step into the new home. The Hanseatic city thus shows that despite the current crises, it holds on its growth plans and creates a new residential area in the western part of the city.

As part of this project, the property development company (LEG) develops 130 building sites for single-family, two-family and apartment buildings in a total of three construction phases. It is planned that around 400 Stralsunder could live here in a few years, which would revive the city in recent years after the population decline.

of 36 plots are given

In the first construction phase, a total of 36 plots are to be developed in ** four morning ** on Lindenallee. Currently 15 single -family houses and an apartment building have already been sold. Gerd Habedank, Managing Director of LEG, expressed himself optimistically: "Of course we would have liked more marketing. But in times of crisis, even the rental apartment business is difficult. And we all know that building has become more expensive."

The plots are on average 550 square meters and cost around 150 euros per square meter. Buyers also have the option of purchasing several plots. "The good thing is: we sell directly, there is no broker in between," added Habedank.

The clumsy reality is that the LEG invested 6.7 million euros for the development of the first construction phase, of which 600,000 euros alone flowed into the construction of a rain retention. This pelvis should not only collect the rainwater, but also prepare it before it runs into the Grünhufer Bruch, which was recently struggling with little water.

Residential area is supplied with district heating

Another remarkable aspect of this residential area is the exclusive supply of ** district heating **. SWS Energie GmbH ensures that the required lines are laid up to the land. In addition, the new residents have the opportunity to choose between two providers for fast internet - a collaboration between SWS and Telekom enables this.

In addition, the connection to local public transport is improved by a new bus turning loop within the residential area. This measure is intended to facilitate access to public transport and increase comfort, while a small building with sanitary space is planned for bus drivers.

Although the project is already on track, LEG boss Gerd Habedank already thinks of a possible sequel. "If the citizens agreed to our business plan, we want to start opening up the next section in 2025," he says. 43 other plots are to be added there, and 52 building plots are provided in a third section. In total, legs are planning investments of over 13 million euros.

The interest in this new building project shows that despite the current challenges, housing in Stralsund can be promoted. The combination of well -founded planning, modern supply structures and attractive prices could play an important role here to move new residents into the city.

In conclusion, it can be observed that LEG continues to endeavor to increase the interest in these plots, while working with partners such as Scanhaus Marlow and BauTeam Stralsund to promote marketing. "We hope that a lot will happen by the end of the year," Habedank confirms his confidence with regard to the further course of the project.
