Zinnowitzer holiday apartment becomes a permanent apartment: a new trend?
Zinnowitz. In a surprising step, a 71-year-old real estate owner from North Rhine-Westphalia, has its popular holiday apartment in Zinnowitz converted into a rental apartment. After 28 years, in which thousands of holidaymakers found relaxation in the apartment, which was only 150 meters away from the beach, a young couple moved in as a permanent tenant on December 1st. Vinke, who has his roots in Western Pomerania, sees this decision above all financial advantages.
"Commissions for intermediaries, repairs of devices and high operating costs are eliminated for me," explains Vinke. The cold rent of eight euros per square meter is favorable for Zinnowitzer standards and could be an attractive option for the new tenant. "I want to have tenants who remain permanently," he adds. The apartment is handed over as it is and the tenant can design it according to his wishes. Vinke already has another identical apartment for conversion.
Tax and financial advantages for owners
Another reason for the conversion is the tax advantages, especially with regard to inheritance tax, since Vinke has no children. "I've been dealing with the idea of conversion for two years," he says. The demand for rental apartments in Zinnowitz is enormous, with almost 20 interested parties who visited the apartment. Mayor Fred Kruggel expresses that more holiday apartment owners such as Vinke are needed to cover the need for 200 apartment seekers in the community.
"With too many apartments, the community is not helped. The place needs people who also work here," emphasizes Kruggel. The trend towards conversion of holiday apartments into rental apartments could thus be a solution for the tense housing market on Usedom.
