Bremen takes action: apartment supervision for heating problems!

A shock for the tenants in Gröpelingen! After several days without hot water and heating in the apartment blocks of Leg Immobilien AG on Rostocker Straße, the supply is finally restored. But that's not the end of the story! If landlords do not fix such serious defects, the state in Bremen could intervene with the Housing Supervision Act (WAG). This law is a sharp sword against neglect and grievances in the housing industry, and there are similar regulations in Lower Saxony and six other federal states.

When does Bremen become active?

The spokeswoman for the interior department, Karen Stroink, explains that the WAG is used to take dangerous living conditions. "The objective is a decent living use," she emphasizes. First, landlords are asked to fix the defects themselves, unless the situation is so catastrophic that immediate measures by the authorities are necessary. And that can be expensive: In the event of intentional or negligent administrative offenses, fines of up to 50,000 euros!

The sharpest measures

The ultimate weapon in the fight against intolerable living conditions is the uninhabitality declaration. This year such a case has already been pronounced for the Stubu building on the Grünenweg. Another example of the accession of the authorities is the trust regulation for the apartment buildings on the Robinsbalje, where the municipal housing company Gewoba took over the administration after the owners had roughly violated their duties. So the apartment supervision has the reins firmly in the hand!

The city of Bremen often receives information about grievances through calls or emails. In 2022, 139 information was received, and by the end of July 2023 there were already 85. The controls are crucial: 83 objects were checked last year, which led to significant improvements to the living conditions, especially in mold, lack of basic care and other dangers. The housing supervision is ready to act vigorously to ensure the security and the well -being of the residents!
