Brown -wing building land: Municipalities are calling for solutions against lack of housing!

The Salzburg state government is planning a comprehensive new regulation of the building land in order to proceed against the high number of unused land. There are around 1,300 hectares of building land nationwide, and the new spatial order amendment could enable that from 2030 country to be converted into the "funding residential building" category by forced conversions. This was considered necessary to counteract the enormous living requirement, which is a pressing problem, especially in the city of Salzburg. Vice Mayor Kay-Michael Dankl (KPÖ Plus) vehemently supports this approach and warns that the prices for rental apartments remain disproportionately high, as long as undeveloped building land is kept speculative, as reports.

In 2018, the introduction of the infrastructure proposal contribution (IBB) an additional instrument for activating building land reserves will be used in 2018. Land owners, who have had more than 501 square meters of undeveloped building land since 2018, have to pay taxes annually that vary depending on the community and are up to 5600 euros. Although procedures have been initiated for numerous properties, the previous income in the 70 municipalities is around 1.4 million euros, which, according to the residential building and spatial planning council Martin Zauner (FPÖ), is not enough for sustainable land policy. In addition to the ongoing procedures, municipalities have submitted 119 applications for re -agitations, which aims to provide more building land. Housing Councilor Zauner rates these measures as a positive development, although he admits that the previous yields remain behind the expectations. He is planning an evaluation of the tax regulation from the middle of 2025 to clarify how effective these measures are actually and whether stricter rules are necessary to close the gaps in the housing market and to raise the amount of tax to a more effective level.
