New settlement in Vaterstetten: Construction project starts faster than expected!

Vaterstetten, Deutschland - Vaterstetten faces an exciting development in the area of residential construction. A new settlement is to be created at the entrance to the municipality, which is realized faster than initially expected. The project originally remained on the waiting list due to financial bottlenecks and increasing construction costs by the end of 2022. The decisive turning point for the project is the introduction of new funding conditions by the Bavarian Ministry of Construction. These include a bonus if at least 60 percent of the subsidized apartments are awarded to people who work in professions of general care, such as nurses, educators or truck drivers. The municipality has already checked to what extent you can use this bonus, which should have a positive impact on the financing of the overall project.

The financial framework conditions are also crucial: the overall project is estimated with costs of around 60.4 million euros, whereby a funding commitment of around 27 million euros is expected. However, this is paid out in two tranches - once after completion of the shell and once the finished apartments are handed over. Despite these challenges, the municipality has decided to implement the project independently and not to hand over to an external building contractor, explains Mayor Leonhard Spitzauer (CSU).

Expansion of the living space and number of units

The planning of the new building area now includes 152 residential units, which results in an increase of 15 units compared to before. This enables the municipality to increase the number of forecast residents to over 360. This was achieved by the merger of originally two individual buildings into a larger apartment block, which also contributes to the economy of the project. A rental price of around 12.80 euros per square meter is aimed for.

In the new settlement, community facilities such as a social citizens' house and a large day care in connection with a daycare center are also planned. However, the construction of large day care is still subject to reservation.

The rapid implementation of the project is important, according to a statement from the municipal administration, in order to benefit from the currently favorable market conditions. The local council has already approved the project with a majority, so that the anticipation for the new Housing project Vaterstetten-Nordwest can already be felt.
