The Landbill Heilbronn, a central element of real estate law in Baden-Württemberg, is the focus of a comprehensive reform that has modernized the entire land register of the federal state. In the everyday work of the Heilbronn land registry, 800 electronic applications and around 500 paper documents come into the house every day. Nold and Siedler emphasize that specific preliminary information on special cases is only given after an official application. "Without an application, we cannot provide specific information because the risk of false information is too great," says Nold.
Contacting the land registry is often in crucial life situations, including real estate purchases, inheritances and borrowings. When buying a property, the new owner is entered in the land register, which is usually initiated by the notary. These entries are important to secure the bank, which may be granted a loan.
The land registry is also required for inheritance. If an owner dies, the heir must be entered in the land register with an inheritance certificate or a notarial will. "So sooner or later everyone has contact with us," adds Siedler.
