Ögni enables EU taxonomy verifications for partially compliant projects!
Österreich, Land - The Austrian Society for Sustainable Real Estate Management (ÖGNI) announced on April 2, 2025 that it will also issue EU taxonomy verification for projects that are only partially compliant with taxonomy. This new regulation reflects the ongoing developments of the regulatory requirements at EU level, especially the omnibus initiative of the EU Commission, which allows companies to partially disclose compliant activities in their reporting. This is a crucial step to enable small and medium-sized companies (SMEs) as well as private individuals to access financial means and to meet the transparency requirements of the EU taxonomy Ordinance.
A project that receives an EU taxonomy can be presented independently of its complete or partial conformity. This not only creates clarity about fulfilled criteria, but also shows the development potential of a project. The verification can be used directly with banks and investors and serves as a valuable orientation aid to assess the sustainability of a project.
relevance for the real estate industry
EU taxonomy is particularly relevant for the real estate industry, which has been obliged to report on ESG issues, social, governance) in December 2022 since the publication of the Corporate Sustainability Reporting Directive (CSRD). The EU taxonomy regulation specifically defines which economic activities are considered sustainable, which is of crucial importance for buildings. In order to be classified as sustainable, an economic field of activity of an environmental goals defined must promote.
For the taxonomy conformity of a property, the energy certificate is of central importance. Both energy requirements and energy consumption ID cards are permitted, whereby provisional energy certificates can be used until the real estate is completed. In Germany, the lack of categorization of energy efficiency for non -residential buildings is an additional challenge, since property owners may have to prove that their buildings are among the top 15% or 30% of the building stock.
future challenges
The ÖGNI, which was founded in 2009, is committed to showing the added value of building certification and creating environmental and resource-friendly buildings with high efficiency. The ÖGNI is also closely affected as a cooperation partner of the German Society for Sustainable Building (DGNB) and as a "Established Member" of the World Green Building Council (WorldGBC). Regular adjustments to the taxonomy regulation are to be expected, including possible extensions of the area of application, which presents industry with new challenges.
Finally, it should be mentioned that there is no existing protection for buildings that are already classified as a taxonomy as soon as the evaluation criteria change. The year of construction of a building is determined by the date of submitting the complete building application. The European FAQs of the European Commission on EU taxonomics offer the real estate industry valuable assistance in order to adapt to future requirements and to make necessary adjustments. Current developments are still being observed closely and requires that all actors adapt and develop their strategies.
