Stner Aupark: Bausgrube must be covered due to groundwater problems

In Stans, extensive decisions regarding the construction pit for the “Stner Aupark” project must currently be made. After the idea for this innovative project has burst due to Corona and a failed investor, the developers' preparatory work was stopped. The affected construction pit, which was filled with groundwater until autumn, must now be closed to restore the original condition of the site.

According to Mayor Michael Huber, the municipality granted the landowner the maximum possible period to complete the construction work. Huber emphasized that it was impossible to fill the pit during the time when the groundwater was. Now that the temperatures drop and the water level decreases, the community has no choice but to break off the construction work and to dismantle the pit.

The developers of the "Stner Aupark" had already started a large number of measures to prepare the property where the "mouse trap" once stood. This included the rededication of the area and the development with supply lines that are necessary for the water and power supply. The setting of concrete pilots that should be used for the bottom plate of a planned underground car park was particularly time-consuming. The sheet pile walls have already been concreted to give the condition of the site stability.

Despite the advanced work, there were difficulties in marketing the property. Interested buyers withdrew because the required building rights interest of over 3 euros per square meter and month for about a hectare area was considered too high.

The currently necessary filling of the property is not only a technical measure, but also a step to create the basis for future projects. The dismantling focuses back on the native conditions of the site, which can be crucial for future planning. The situation remains tense, and the municipality has to take into account the movements on the market and the upcoming weather conditions in order to enable fruitful development in Stans.
