Berlin property tax chaos: Who has to pay how much now?
thousands of Berlin property owners are in shock: the new property tax notices are there and sometimes bring drastic increases with them. A total of around 900,000 notices are to be sent by the tax offices in Berlin, but according to the Senate Department for Finances, around 150,000 notices are still expedient. Notices already sent show price increases that are more than ten times more than ten times, such as reports from the environment of the prove. Shipping had started in mid -October and will continue until January 2025, with the first quarter payment on February 15th.
drastic increases and legal uncertainties
one of the shocked owners, Ralf L., reported that the property tax for its property in Berlin-Falkenberg increases from 255 euros to 706 euros, that is, 2.8 times. Andrea P. complains of quadruiting her property tax for a property in Lichtenrade. Many citizens perceive these increases as unjust and criticize that they cannot defend themselves against the new notices because the financial resources for complaints are missing. According to the real estate association Germany (IVD), it is extremely difficult to take action against the notices, even if in some cases a reduction can be requested as soon as there is an expert opinion that provides the lower market value of the property. But such reports cost money that many owners do not have.
The financial burden particularly affects the owners of small weekends in which the tax can increase from around 80 euros to up to 1000 euros, according to tax consultant Enrico Zollfrank. With this new regulation, these properties seem to have been forgotten in legislation. A significant part of the owners are forced to sell their properties if they cannot apply the new taxes, which is an existential threat to many pensioners. If you have not yet received a new property tax notice, according to the owner association Haus and Grund, the old property tax should initially be made, since the old property tax is considered unconstitutional from January 2025, such as the Berliner Welt reported.
