Dormagen plans fair property tax reform: No more euro for the city!

In Dormagen there is an important decision: The city administration has announced that it would submit a draft for a new amount of the property tax reform. This is done in response to a constitutional judgment that requires a re -evaluation of land. The reform comes into force on January 1, 2025 and is intended to ensure that the city does not make any additional profit through this measure. The property tax reform will be discussed in the upcoming council meeting on October 31, 2024. The administration plans to adapt the lifting rates for property tax so that the income for the city remains the same. This means that there will only be an adaptation of the calculation basis, but this should not lead to an increase in total tax income.

Details for the implementation of the reform

In order to make the reform up to be new, the new lifting rates must be calculated in such a way that they take into account the changes in the measurement determination. The new rate for property tax A, which applies to agricultural areas, is said to be 535 %, while the rate of property tax B, which applies to residential and commercial properties, will be 610 %. For comparison: Before the reform, the lifting rate for property tax A was 290 % and for property tax B 595 %.

The changes will have long -term consequences for the property owners, since the re -evaluation can lead to many too higher or lower tax measurement amounts. This means that some citizens in Dormagen could be affected by an increase in their tax load, while others benefit from a reduction. However, different lifting rates for different types of land should not be introduced, since there are still legal uncertainties.

The respective measurement amounts that are used for the tax calculation come from the responsible tax authority and are already set. Property owners can simply calculate how high their future tax burden could be as soon as the council has passed the new lifting rates.
