Saxon Switzerland-Eastern Band is faced with a large dilemma: around 370 new apartments are required in the district every year! These alarming findings come from a study by the Pestel Institute, which was carried out on behalf of the Federal Association of German Building Office Trafe (BDB). But the question raises the question: are the needs of the population or the interests of building materials dealers in the center?
The survey by Sächsischer Zeitung and Leipziger Volkszeitung shows that more than 60 percent of the people in the district indicate affordable living space. It looks particularly dramatic in the Dresden bacon belt, where even 70 percent of the respondents in cities such as Heidenau and Bannewitz emphasize the need for new apartments. But be careful! More new apartments do not necessarily mean that rents are falling. The reality is that new construction projects often wear higher price tags than comparable, older apartments.

According to the census, there are currently around 10,420 apartments in the district of empty-this is a frightening number! A total of 63 percent of them have been unused for more than a year. "The apartments are often in such poor condition that they can only be renovated at enormous costs," explains Matthias Günther from the Pestel Institute. Due to strict regulations, more and more post -war buildings often lose their value and often end in vacancy, while owners have to fight with financial bottlenecks and changing regulations.
The Association of Saxon housing cooperatives shows understanding for the findings of the study. The vacancy of 5.5 percent in the district's holdings is below average, but here too there are difficulties with renovation economy. "New buildings are necessary to meet the current requirements," emphasizes Friederike Ebert from the Freitaler housing association. However, it takes too long to approve the necessary development plans - at the last new building in Freital, the building permit was delayed over a year.
