New building in Ferch: Strict rules for future house residents!
Ferch. An exciting construction project takes shape! Four double houses and two single -family houses are to be built on an area of 5700 square meters southwest of Beelitzer Straße in Ferch. But be careful! This area is located in the Potsdam Wald- and Havelseen area landscape protection area, which means that strict requirements apply to future residents. The first designs of the development plan are made public in early 2025, with the view of building law in 2026.
The construction area is a rectangular area from about 30 to 173 meters, adjacent to Beelitzer Straße and surrounded by a cycle path and existing houses. At the proposal of the local advisory board members, even gardens could arise behind the new buildings, which would underline the village character of Ferch. Planner Sebastian Rhode from SR Planning explains that these gardens could be created between the maximum two -storey houses and the adjacent forest.

But the implementation was not a sugar slop! Mayor Kerstin Hoppe reports on a long fight to receive the permits. The agreement with the Brandenburg Ministry of the Environment, which was approved in December 2022, was crucial to remove 5.7 hectares from the landscape protection area. In general, construction is not allowed in such areas, but Schwielowsee has managed to obtain conditions for the allocation of the land.
One of these conditions states that the property may only be awarded through heritage law contracts, so that the municipality remains the owner. In addition, only Schwielowseer can apply for the land with certain income limits: Individuals may have earned a maximum of 40,000 euros in the past three years and 80,000 euros. These measures are intended to ensure that the new residents fit the community and that the areas do not get into private hands.
