Property tax reform in Korntal-Münchingen: Focus on winners and losers!
Korntal-Münchingen, Deutschland - The property tax reform in Korntal-Münchingen causes excitement! The city has determined the new lifting rates and the financial effects are noticeable for many households. While apartment owners and tenants can look forward to, owners of single -family houses and land must be prepared for drastic increases. The rate for property tax B sinks from 390 to 165 percent, but the loads are shifted significantly!
The reform became necessary after the Federal Constitutional Court declared the old evaluation guidelines to be unconstitutional. "Equal properties were treated differently," explains Marianne Neuffer from the free voters. The new calculation basis only takes into account the standard land value, which means that the size and value of the buildings are irrelevant. A two -family house with 1630 square meters of space will be taxed with 3197 euros in the future, while an undeveloped property increases from 900 square meters from 116 to 536 euros. But there are also winners: the owner of a row center house saves 165 euros, and a large business property benefits enormously with a saving of 4447 euros!
city and local council in criticism
The municipal councils disagree with the reform. FDP parliamentary group leader Peter Ott speaks of an "unfair attack on the garden city" and criticizes the one-sided wealth tax. The Greens warn of the financial difficulties of older owners, while the SPD sees the redistribution as an opportunity for more justice. Despite the positive aspects, there are concerns: CDU parliamentary group leader Oliver Nauth warns of an unbalanced budget in the future. The city expects income of EUR 3.8 million from property tax and 17.4 million euros from trade tax-an important source of income for Korntal-Münchingen!
