Mariahilfer Straße, Wien, Österreich - The planning for the former Benko-Bauruin in Mariahilfer Straße takes on concrete forms. In an information event, the residents were introduced to the nine -use plans that provide a fundamental change in the use of the building. The new concepts provide for the construction of 200 residential units and a hotel with 220 rooms, while gastronomic facilities on the roof terrace are completely dispensed with. However, the accessibility of the roof area for the public is preserved.
The change in the original planning is striking. Instead of the eight floors for luxury shops initially planned, only three floors are now used for retail. The upper floors up to the eighth floor could in future serve as living space, which according to experts can certainly be interpreted as a positive development for the city and real estate prices. This reflects the changed market situation after the bankruptcy of Signa.

The reactions of the residents to the presentation of the new plans are mixed. While some are optimistic about the future, other concerns about use and building law aspects express. The logistical supply of the new complex is ensured via Mariahilfer Straße and Karl-Schweighofer-Gasse, which has a central importance in the further development of the area.
The project developers, Stumpf Development GmbH, have already outlined a clear schedule. The construction documents are to be submitted by the end of August, the demolition of the existing building, with the exception of the ground floor, begins in July. The construction work is scheduled to begin in 2026, with a completion by the end of 2027. For the 200 residential units, square meter prices of up to 10,000 euros are expected.
