Vienna in the crisis: Community buildings threaten to decay!

Wien, Österreich - Current reports show that many municipal buildings in Vienna are in an alarming state. The Kleine Zeitung describes serious defects, some of which could lead to the collapse of the buildings. Water damage that has not been remedied leads to mold formation, while broken windows severely affect the decent life of the residents.

Areas such as Handelskai and Baumgartenstraße are particularly affected. These grievances primarily affect asylum -entitled and subsidiary protectionists, since most of these municipal buildings are explicitly built for these groups. Many community residents have complained about this practice and express lack of understanding. According to the Court of Auditors, 75 percent of the Viennese municipal apartments require extensive renovations, which leads to a renovation backlog of a total of 10 billion euros.

demands for changes

The situation is seen particularly critically by the FPÖ. The main building spokesman for the FPÖ, Michael Oberlechner, therefore calls for a comprehensive realignment in social building. He also criticizes the recent rent increases under Mayor Ludwig, which took place several times in recent years. Oberlechner proposes to couple housing aid to citizenship and to only forgive subsidized apartments to Austrian citizens who are demonstrably well integrated.

These suggestions also arouse the discussion about social housing in the city. Oberlechner describes the current situation as "completely out of control" and indicates considerable losses that were created under the former general director Josef Ostermayer (SPÖ): Up to 70 million euros in assessment could have been used, such as the construction of 1,500 new social housing. These grievances are also reinforced by the SPÖ-related association of the Wiener Workers' homes.

quality requirements in the funded residential building

The discussion about the defects in social housing is in contrast to the approach of Wohnberatung Vienna to create high-quality and environmentally friendly living space. A strict competition and selection process is applied in Vienna, which is based on criteria such as economics, ecology, social sustainability and architecture.

Currently almost half of the new subsidized apartments are realized as particularly cheap smart apartments. In the case of new buildings, at least a third of the units are awarded by the living advice, which contributes to social mix within the districts. In addition, living advice also promotes the renovation and modernization of existing apartments to increase the quality of life.

incomehöchest borders for subsidized apartments

to obtain the possibilities for interested, funded apartments are clearly defined by incomehore borders. The following limits apply to rental apartments:

  • 1 person: 59,320 € net/year
  • 2 people: € 88,400 net/year
  • 3 people: 100,030 € net/year
  • 4 people: 111,660 € net/year
  • for each additional person: +6,510 € net/year

For condominiums, the limits are as follows:

  • 1 person: 67,790 € net/year
  • 2 people: 101,020 € net/year
  • 3 people: 114,320 € net/year
  • 4 people: 127,620 € net/year
  • for each additional person: +7,440 € net/year
In view of these developments, it remains to be seen how the City of Vienna reacts to increasing criticism and what measures are taken to improve the living situation in the city.
