Ögni introduces EU taxonomy verifications for all projects!

Wien, Österreich - The Austrian Society for Sustainable Real Estate Management (ÖGNI) announced an important step in the verification of EU taxonomics standards on April 2, 2025. In the future, ÖGNI will also verify projects that are only partially in accordance with taxonomy. This is done in the context of ongoing developments in regulatory requirements at EU level, in particular taking into account the EU Commission's Omnibus Initiative. The new proposal presented by the Commission opens up the opportunity to present partially compliant activities in their reporting and thus to communicate their sustainability efforts.

With this measure, the ÖGNI aims in particular on offering small and medium-sized companies (SMEs) and private individuals the necessary transparency in accordance with the EU Faxonomy Ordinance. Access to financing is often crucial for them, whereby a clear verification of the sustainability of their projects serves as a guide for banks and investors. The EU taxonomy verification, which is now also possible for partially compliant projects, creates clarity about the fulfilled criteria and the development potential of individual projects.

background of verification and current developments

The Ögni was founded in 2009 and is an NGO that is committed to promoting sustainability in the construction and real estate industry. It certifies sustainable buildings and quarters according to the European quality certificate DGNB. Their goal is to illustrate the added value of building certification and to create environmental and resource-saving real estate with high efficiency. This initiative comes at a time when companies from 2023 are obliged to report comprehensively about Environmental, Social, and Governance (ESG) topics, as the Taylorwessing.com explained.

The EU Faxonomics Ordinance determines the conditions under which economic activities are classified as sustainable. A project must promote one of the six defined environmental goals in order to be considered sustainable. The certification criteria are of crucial importance for the real estate industry. Among other things, energy certificates are important, with both energy requirements and energy consumption ID cards. Preliminary ID cards can be used until the property is fully completed.

challenges in the real estate industry

real estate owners are often faced with the challenge of proving that your building is one of the top 15% or 30% of national or regional inventory. Official data on the determination of these benchmarks in Germany are currently missing, which also makes the taxonomy conformity more difficult. However, the European Commission has already initiated technical studies to clarify these questions in the future. In addition, it is expected that regular adjustments to the taxonomy regulation, including possible extensions of the area of application.

It should be emphasized that specific requirements for the maximum water flow in sanitary installations apply to new buildings and renovation measures. The exception to the water-saving equipment only affects private homeowners and not multi-family houses. These requirements represent an additional challenge for the industry that has to adapt to the new regulations.

With the new possibility of verification with partial conformity, ÖGNI therefore pursues the goal of not urging even less compliant projects out the sidelines. This could particularly strengthen small players in the real estate market and significantly increase transparency in terms of sustainability. These developments are in line with the efforts of the EU to promote a more sustainable economy and to improve transparency in the tree and real estate industry, as it OTS reported
