Tenants save money: end with unfair operating costs!

Laimgrubengasse 10, 1060 Wien, Österreich - The tenant association in Austria (MVÖ) has sharply analyzed the recently presented government program for living space supply. MVÖ President Georg Niedermühlbichler welcomes a few steps from the federal government, but reminds that there is still a lot of work ahead of us. "The federal government takes important steps in the right direction when living, but we are at the beginning of a long way," he explains. One central point is the new regulation of rent increases: from 2026, rents in municipal and subsidized residential buildings may only increase by a maximum of 1 percent, 2027 by up to 2 percent. From 2028 a new index for all rents will be introduced, which is of crucial importance for the housing market and increases over 3 percent between tenants: inside and landlord: Interior, as the MVÖ emphasizes.

revolution in operating costs

Another progress is the key date statement of the operating costs. So far, tenants have had to: often for additional payments from the previous tenants: occur inside. In the future, it will be ensured that only those for the costs that the apartment have actually inhabited. "With the aliquot billing, tenancy law is a bit more fair," explains Elke Hanel-Torsch, the chairwoman of the MVÖ Vienna. This reform could save tenants and tenants in an average 70 square meter apartment of around 60 euros in operating costs. Another urgent concern of the MVÖ is the cancellation of stressful costs such as property tax, insurance and administrative fee from the operating cost statement, which the tenants are unnecessarily burdening on the inside.

The "1-2-3 reform" presented also provides for a clearer separation of responsibilities by being relocated to the landlords: inside. This reform could not only reduce the financial burden on the tenants: significantly reduce inside, but also represent a step towards just living conditions. The MVÖ appeals to the government of working quickly and comprehensively here in order to convert empty suggestions into concrete measures. "We are therefore clearly calling for the permanent rental agreement," said Hanel-Torsch.

In view of the past few years, in which rents have increased by an average of over 115 percent, while general inflation remained at 74 percent, such reforms are urgently needed. "The extreme inflation of recent years has once again tightened the situation for most tenants," emphasizes Niedermühlbichler. The MVÖ sees the reforms as the first important step to slow down the housing expenses explosion. In the future, the work of the government will be critically accompanied by the MVÖ experts in order to ensure that the planned measures are actually implemented, as can already be found in the analysis of the tenant association.
