Viennese second residential levy: shift ensures uncertainty
In Vienna, the introduction of the second home levy, which was originally planned for January 2025, was postponed. This levy should have affected non-Wiener with a second apartment in the city, whereby annual costs between 300 and 550 euros, depending on the size of the apartment, would have been incurred. This was announced by the Vienna Finance Councilor Peter Hanke from the SPÖ.
The agency of the levy provided that apartments up to 60 square meters are taxed with 300 euros, while for real estate up to 130 square meters of 450 euros and 550 euros would have been due for larger apartments. However, an essential exception would have been considered for Viennese main residence owners who would not have been affected by this regulation.
reasons for the shift
The decision to shift comes against the background of an impending constitutional change that gives the federal states more scope in the design of their taxes. Due to the current and complex living market situation in Vienna, the city is examining which alternative options for tax control would make sense. The aim is to meet the special requirements of the Vienna housing market and possibly present more solutions to those affected, which both the city and the apartment seekers take into account.
The shift in the second home levy is considered an important step in order to take into account both the needs of the city and the interests of the residents. The exact details about possible new regulations are currently still in clarification, and the city wants to ensure that all aspects are thoroughly thought through before a final decision is made. This situation reflects the dynamic nature of the Vienna housing market, which is often subject to changes and is contrasting with constant challenges.
