Real estate prices in the state capital Mainz have increased by 18.4 percent in the past five years and are now reaching an impressive 4020 euros per square meter. Mainz has established itself as the most dynamic city in Germany, not least thanks to the success of the vaccine pioneer Biontech, who is putting on the economy and attracts well-trained specialists.

Despite the charming wine region and Roman history, graduates are drawn to larger cities after their studies, which dampens demand.
In the south of Rhineland-Palatinate it gets even cheaper! Ludwigshafen, shaped by the Chemical Group BASF, offers square meter prices of only 2816 euros. However, residents have to pay 17.1 percent more than five years ago. Ludwigshafen makes the proximity to more expensive cities like Mannheim and Heidelberg for commuters, even if the local economy is not particularly diversified.
Kaiserslautern: The cheapest big city
The cheapest city in Rhineland-Palatinate is Kaiserslautern with a square meter price of only 1823 euros. Despite a high unemployment rate of 9.3 percent and a stagnating population, the city has gained reputation through its technical university and research institutions. Real estate prices have increased by 27.8 percent in the past five years, which attracts buyers from other regions. But the structurally weak region remains a challenge.
